Mold contamination was observed within the lower-level HVAC system, including six affected registers. Additional mold staining was present on the surface of drywall in the recreation room closet and in the main-level bathroom, which lacked proper ventilation. The absence of an exhaust fan contributed to moisture buildup, increasing the risk of continued mold growth. Due to airborne mold concerns, containment and air quality control were required during remediation.

Crew implemented a comprehensive mold remediation and moisture-control plan. Duct cleaning was recommended and performed using a fogging treatment to thoroughly clean and sanitize the HVAC system and affected registers. An antimicrobial application was completed in the recreation room closet to treat localized mold growth.

For long-term moisture control, we installed a new exhaust fan with integrated lighting in the main-level bathroom, including electrical work and roof ventilation to properly expel humid air. Surface mold staining on drywall was treated using Oxy-Prep and antimicrobial solutions.

Throughout the process, containment barriers were installed and air scrubbers were operated continuously to maintain air quality and prevent cross-contamination.
