Problem Identified:
Water damage was identified across multiple areas of the structure due to a leaking water supply line serving the refrigerator. The water intrusion affected the kitchen flooring, living room carpet, pantry flooring, multiple drywall sections, cabinetry, and portions of the lower level. Drywall located behind the refrigerator was found to be heavily saturated and unsuitable for in-place drying. Elevated moisture readings were also documented in the lower-level mechanical room.

Corrective Actions Performed:
The source of the water loss was confirmed as the refrigerator water supply line. At the time of inspection, repairs to the water line behind the refrigerator were actively being completed onsite by Eric. Moisture readings were taken on main-floor walls, flooring, and cabinetry, as well as on drywall within the lower-level mechanical room. One base cabinet adjacent to the refrigerator metered wet and sustained minor moisture-related damage.

Contents were packed out from the affected base cabinet near the refrigerator and from the pantry. At the homeowner’s request, contents within the lower-level mechanical room were left for personal packing due to the presence of small parts requiring inventory. Additional boxes and a tape dispenser were provided onsite for homeowner use and are scheduled to be retrieved upon arrival of the demolition crew.

Current contents packing included eight small boxes, ten medium boxes, and two large boxes.

Additional mitigation activities have been identified and scheduled, including a return visit to establish improved containment and complete further selective demolition in the lower level. Removal of the heavily saturated drywall behind the refrigerator has been designated for completion as part of continued mitigation efforts. Additional shelving and drywall removal in the lower level will be completed as conditions require to allow proper access, drying, and remediation.

During demolition activities, material samples including trim, main-floor drywall, carpet, and kitchen flooring will be collected for reconstruction matching and documentation purposes.

All findings and activities to date have been documented to support continued mitigation and reconstruction planning.
