Problem Identified:

The property experienced a severe basement flooding event after the main water line was struck, resulting in rapid water intrusion and accumulation of approximately several inches in the lower level.

Due to the nature of the loss and delayed discovery, the situation was treated as Category 3 (sewage-contaminated) water, impacting multiple areas including the basement living space, storage room, mechanical room, bathroom, and bedroom.

Water intrusion affected flooring systems, drywall, insulation, and personal contents. Moisture migration extended into wall cavities and surrounding materials, creating conditions requiring controlled demolition and sanitation. Certain areas contained heavy contents, limiting immediate access and requiring phased mitigation.

Emergency Response & Mitigation:

Upon arrival, immediate water extraction was performed to remove standing water from the basement. Contents were relocated to the garage and unaffected areas to prevent further damage and allow access for drying.

Industrial drying equipment, including air movers, dehumidifiers, and air scrubbers, was deployed throughout the lower level to stabilize moisture levels and control air quality.

Daily monitoring and adjustments were conducted to ensure proper drying conditions were maintained across all affected areas.

Demolition & Material Removal:

Due to contamination and saturation, non-salvageable materials were removed, including carpet, carpet padding, baseboards, and sections of drywall.

Flood cuts were performed across affected walls to remove compromised drywall and insulation. Bathroom fixtures, including vanity components, were removed where contamination was present.

Additional demolition was completed in phases as contents were cleared, including storage areas and rooms with limited accessibility.

Multiple debris removal runs were conducted to safely dispose of contaminated materials.

Cleaning & Sanitization:

Following demolition, all exposed structural components underwent a thorough bio-wash and antimicrobial treatment to eliminate bacteria and contaminants associated with sewage exposure.

Special attention was given to high-risk zones such as the bathroom, storage areas, and confined spaces where contamination was most concentrated.

Odor control measures were implemented using air scrubbers and odor-absorbing treatments to restore indoor air quality.

Drying Verification & Equipment Removal:

Moisture readings were consistently monitored throughout the process. Once all materials reached acceptable dry standards, drying equipment was removed from the property.

Final moisture checks confirmed that walls, flooring, and structural components were within normal dry ranges, indicating successful mitigation.

Reconstruction & Final Status:

Following mitigation, additional work included main water line repair coordination, concrete restoration, and preparation for reinstalling systems such as the water heater and softener.

Duct cleaning and HVAC servicing were completed to ensure safe air circulation post-contamination.

The property has been successfully stabilized, cleaned, and dried, and is now ready for reconstruction and final restoration.
