Problem Identified:

The property experienced a sewage-related water loss impacting multiple units, resulting in contamination across flooring, drywall, and structural components. Affected areas included living spaces, bedrooms, bathrooms, hallways, and shared sections within Units 101 and 102.

Due to the classification of sewage as Category 3 water, the environment required immediate controlled remediation. Materials such as vinyl flooring, drywall, door casings, and baseboards showed clear signs of contamination and moisture exposure. Additionally, contents within certain areas restricted access, delaying full material removal and requiring staged operations.

Corrective Actions Performed:

Restoration began with systematic demolition and content manipulation to access all affected surfaces. Contaminated vinyl flooring, cove base, and transition materials were removed throughout impacted areas including kitchens, dining rooms, hallways, and bathrooms.

Flood cuts were performed on drywall in all affected sections to eliminate hidden moisture and contamination within wall cavities. Door casings and jambs were removed where damage was present to ensure complete remediation.

Due to access limitations in Unit 101, certain areas required additional preparation, including moving contents prior to completing flooring removal and wall cuts. Work was executed in phases to maintain efficiency while ensuring thoroughness.

Cleaning & Sanitization Process:

Following demolition, both units underwent a comprehensive bio-wash treatment using professional-grade antimicrobial solutions. This process was critical in eliminating bacteria and contaminants associated with sewage exposure.

All exposed framing, subflooring, and structural surfaces were thoroughly cleaned and disinfected to restore safe conditions and prevent microbial growth. Special attention was given to high-risk areas such as bathrooms and enclosed spaces.

Drying & Air Quality Control:

To stabilize the environment, air scrubbers and drying equipment were deployed across both units. Equipment remained on-site to continuously filter air and control airborne contaminants.

Moisture levels were monitored throughout the process to ensure all affected materials reached acceptable drying standards before transitioning to the next phase.

Demolition and cleaning phases were successfully completed, including removal of all contaminated materials and execution of full bio-wash procedures.
