This property experienced widespread water intrusion that affected multiple interior spaces, including living areas, hallways, kitchens, wall bases, and lower-level/storage areas. Initial conditions showed standing water in confined spaces, moisture migration along concrete floors, and water wicking into drywall and insulation at the lower portions of walls. In several units, drywall had been cut and removed along the bottom sections to expose wall cavities, allowing trapped moisture to escape and enabling proper airflow and drying. Some areas showed staining and deterioration of backing materials, confirming prolonged moisture exposure prior to mitigation.

During the drying phase, commercial dehumidifiers and air movers were strategically placed throughout the affected units and common areas to control humidity, accelerate evaporation, and dry structural materials evenly. Equipment placement targeted wall bases, corners, and areas where moisture readings were previously elevated. Over the drying period, Crew technicians conducted routine monitoring, checking moisture levels in drywall, framing, and flooring to ensure the structure was responding as expected.

At this stage, as shown in the images, final moisture checks were performed and all affected materials met dry standards. No residual moisture was detected in the previously impacted wall cavities, floors, or structural components. With drying goals achieved and conditions stabilized, the team proceeded with equipment demobilization, removing 3 dehumidifiers and 3 air movers from the site. This confirmed the space no longer required active drying and was ready to move forward without risk of hidden moisture or secondary damage.

The property was left clean, dry, and stable, with exposed areas prepared for the next phase of work, whether that involved reconstruction, drywall replacement, or cosmetic repairs. This step marked the successful completion of the mitigation and drying portion of the project, ensuring the building was returned to a safe condition and ready for long-term restoration without ongoing moisture concerns.
