Upon arrival, Crew assessed the loss and identified widespread moisture intrusion affecting multiple areas of the home. While no standing water extraction was required, debris was present on the main floor, and moisture was detected in drywall, flooring, and subfloor materials across the kitchen, dining room, living area, bathroom, and basement. Wet drywall was noted in the ceiling and walls, and several flooring materials (tile and wood) were saturated. The kitchen and dining room flooring extended beneath cabinetry, limiting full removal at this stage. An area rug stored in the stairwell and HVAC ductwork were also identified by the adjuster as items the customer wished to attempt to salvage through cleaning.

Moisture readings indicated ongoing saturation in drywall, wood flooring, and subfloor, with some areas showing warping. Improper access to plumbing fixtures (bathroom toilet) prevented full flooring removal at the time of service. Cold temperatures created a risk of equipment freezing during removal.

Crew initiated mitigation and drying efforts immediately. Debris was removed from the affected floor areas, and drying equipment was strategically placed throughout the structure. A total of 4 dehumidifiers, 8 air movers, and 2 air scrubbers were installed to control moisture and maintain air quality. The homeowner was advised to keep basement lighting on to ensure proper dehumidifier operation.

Affected drywall and insulation were removed from the kitchen and dining room areas. Temporary containment was installed along the kitchen counters until a determination could be made regarding cabinet and countertop removal. Flood cuts were performed, including 2-foot cuts on one wall and 4-foot cuts on an adjacent wall, to address moisture migration. Screws and nails were removed from ceiling studs to prepare for further drywall removal.

Tile flooring was removed from the kitchen, dining area, and bathroom. Additional flooring was removed in the living room and rear laundry area where items were being stored. Due to plumbing limitations and toilet condition, remaining bathroom flooring could not be fully removed at this time and will require coordination once the toilet is removed. Some flooring beneath kitchen cabinets could not be accessed and remains in place.

Dry logs and moisture readings were completed throughout the project. While certain areas near the bathroom and garage entry showed signs of drying, drywall and wood flooring remained wet in most affected areas. Drying mats were placed in the dining room in an attempt to salvage portions of the wood flooring. Self-leveling material was removed due to warped and wet subfloor conditions, with additional removal still required. Subfloor replacement is anticipated in select areas.

Air movers were repositioned as drying progressed, including relocating three units from the basement to upper levels. A ladder was left in place to improve airflow in hard-to-reach basement areas. Floor joists were inspected and found to be dry. All tile flooring had been fully removed during the previous service visit.

The adjuster was present during the site visit and discussed potential duct cleaning and cleaning of the rolled area rug in the stairwell per customer request.

Crew anticipates equipment pickup pending temperature conditions; a vehicle capable of preventing freezing will be required, particularly for dehumidifiers retaining residual water. Future work will require a minimum of four personnel to safely remove the granite countertop (approximately 64¼” x 107½”).
