This property is experiencing widespread water damage, odor issues, and material deterioration that require a full-scope interior renovation rather than spot repairs. Multiple areas of the home show clear signs of prolonged moisture exposure, including water-damaged wall panels, compromised flooring systems, and deterioration around plumbing and HVAC components. In the master bathroom, the tub area has sustained significant water damage, with wall panels above and around the tub showing visible deterioration. The tub will need to be completely removed, and while the shower may potentially be cleaned and salvaged, the surrounding wall systems where the tub connects are damaged enough to require full replacement with either new paneling or drywall throughout the entire bathroom. The master bathroom will also require new flooring, a new vanity, sink top, mirror, light fixture, and a replacement door due to water damage.

Throughout the home, carpet is heavily impacted and will need to be fully removed and replaced. Many areas currently lack proper baseboard, relying only on quarter-round, so new baseboard installation is required wherever flooring is replaced or exposed. While the existing hardwood flooring itself appears to be in serviceable condition, it will still need new baseboard installed to properly finish and seal the perimeter. The kitchen and laundry room floors will need to be replaced with vinyl plank flooring. The laundry room, in particular, has sustained severe damage and will require a full gut, including removal and repair of the subfloor before new flooring can be installed. Odors consistent with long-term moisture and contamination are present throughout the home, indicating the need for extensive cleaning and repainting. All interior walls will need to be painted with two coats to help eliminate lingering odors, and spraying the popcorn ceilings is recommended to further address odor absorption in porous surfaces.

In the kitchen, appliances are outdated or impacted, necessitating a new stove and dishwasher, with the potential need for cabinet replacement or, at minimum, new hardware to refresh functionality and appearance. The second bathroom also requires significant work, including a new shower, new vanity with sink, replacement of damaged wall panels with new paneling, installation of baseboard, and new flooring using either vinyl plank or sheet vinyl. HVAC floor registers and vents show contamination and buildup, indicating the need for cleaning and restoration around these areas as well. Exterior conditions are generally good, with only minor maintenance required, including power washing, gutter cleaning, installation of new downspouts, light landscaping cleanup under the back deck, and selective tree trimming. All work is planned to be completed in-house, allowing labor minimums to be used for pricing, with materials sourced from standard box stores to keep overall project costs on the lower end. This approach provides a comprehensive, cost-conscious solution that addresses not only visible damage but also underlying moisture, odor, and long-term durability concerns, restoring the home to a clean, functional, and livable condition.
