Problem Identified:
Mold contamination was identified in the lower-level area, impacting exposed soil, foundation walls, structural framing, and utility penetrations. Visible microbial growth and staining were observed along masonry wall surfaces, at the base of the foundation, on organic debris within the crawlspace/lower-level area, and on wood framing members. Additional mold growth was documented around a large vertical pipe penetration, indicating prolonged moisture exposure and conducive environmental conditions.

Corrective Actions Performed:
Demolition and removal of compromised and contaminated materials were completed to expose affected structural components and provide access for remediation. Loose debris and organic material were removed from the impacted area to eliminate microbial food sources and reduce contamination. Exposed framing, masonry surfaces, and utility penetration areas were fully accessed to allow for comprehensive treatment and drying.

Air quality control measures were implemented, including the installation of an air scrubber equipped with HEPA filtration to capture airborne mold spores and prevent cross-contamination. Continuous air movement and filtration were maintained throughout remediation activities, and all filters were inspected and confirmed to be properly installed and functioning.

Affected structural components, including exposed wood framing, masonry walls, and areas surrounding utility penetrations, were treated as part of the remediation process. Moisture conditions were evaluated to identify contributing factors and confirm the environment supported drying and stabilization. The area was prepared for detailed cleaning and antimicrobial application to reduce active mold contamination and improve overall air quality.

All remediation activities were completed in accordance with applicable industry standards to reduce microbial contamination, stabilize environmental conditions, and prepare the space for continued drying and future restoration activities.
