Crew was dispatched to meter areas affected by a water line burst in the main floor bathroom. Upon arrival, a dehumidifier was found set up in the bathroom but powered off. The homeowner stated the unit had been unplugged due to noise during a Zoom call and had been off since the night.

The cause of loss was identified as a shower supply line burst, attributed to lack of heat in the bathroom while the homeowner was out of town over the weekend. The homeowner reported the heat was set low, with a dog sitter only stopping by briefly for feeding and bathroom breaks. According to the homeowner and water utility records indicating unusual overnight water usage, the water is believed to have been running for approximately 36 hours.

Water migrated from the main floor bathroom into the basement bathroom directly below, affecting walls, floors, and the shower area. Moisture readings at the time of inspection remained elevated; walls and flooring were still metering high. Photos were taken for documentation.

  • Moisture readings were taken throughout affected areas.

  • Upstairs bathroom metered 6–8% on the moisture meter.

  • A plumber hired by the homeowner had previously cut two access holes in the drywall to reach the burst pipe; the water line is currently capped.

  • Lower-level bathroom linoleum flooring metered in the yellow range at approximately 15% moisture.

  • Surrounding drywall outside the shower enclosure in the lower level metered low.

  • Water intrusion was observed in the lower-level shower stall drop ceiling (see photos).

  • Recovered dehumidifier from the upstairs bathroom.

  • Left one dehumidifier operating in the lower-level bathroom.

  • One dehumidifier unit remains on site.

  • Dehumidifier was left running, with plans to return the following day for further assessment.

  • A return visit is scheduled for Monday to recheck moisture levels.

  • Installed carpet shield on the stairs for protection.

  • Removed baseboards, toilet, and vanity from the affected bathroom.

  • Toilet was placed inside the shower for temporary storage.

  • Baseboards and vanity were placed in the storage room next to the bathroom.

  • Removed LVP flooring from the affected area and disposed of it.

Further monitoring and assessment are required. Moisture mapping of the full floor plan will continue during the next visit to determine drying progress and additional mitigation needs
